The fees and charges below relate to our lettings agency and property management services. Exact charges may vary depending on the service required, the type of property, and any additional agreed services. Full details will always be confirmed in writing before any charge becomes payable.

Landlord fees

We may charge landlords fees for services including, where applicable:

- tenant-find service;
- rent collection service;
- fully managed service;
- tenancy renewal or contract variation;
- inventories, check-in and check-out arrangements;
- serving legal notices;
- arranging maintenance or specialist works;
- handling deposit matters where permitted;
- additional property visits or project work outside the agreed management service.

All landlord fees are confirmed in writing before instruction and are subject to VAT where applicable.

Tenant permitted payments

Under the Tenant Fees Act 2019, tenants can only be charged certain permitted payments in connection with an assured shorthold tenancy, student tenancy or licence to occupy housing in England.

These permitted payments may include:

- rent;
- a refundable tenancy deposit, capped in line with the law;
- a refundable holding deposit, capped in line with the law;
- payments to change the tenancy when requested by the tenant, where permitted;
- payments associated with early termination of the tenancy when requested by the tenant;
- payments for utilities, communication services, TV licence and council tax;
- interest on late payment of rent, where permitted by law;
- charges for lost keys or other security devices, where reasonably incurred.

No other tenant fees are charged unless they are permitted by law.
